Wheelhouse Review
Wheelhouse is one of the more transparent dynamic-pricing tools we reviewed — but it's a pricing engine, not a guest-messaging or operations platform, and it's worth knowing that going in.
Pros
- Real free plan — create an account, link listings, and view a full market report with no credit card required
- Company-reported 20.6% average revenue uplift for a standard user adopting the platform, built on a pricing engine that analyzes "21M listings" and "20B data points" nightly across Airbnb, Booking.com, Vrbo and TripAdvisor
- 14 customizable pricing settings (seasonality, demand sensitivity, minimum stays, price floors/ceilings and more), with rate recommendations Wheelhouse markets as exportable and auditable rather than a locked black box
- Integrates with 30+ named PMS, channel manager and OTA partners — including Guesty, Hostaway, Hospitable, OwnerRez, Smoobu, Uplisting, Escapia and Tokeet — to push rates automatically once connected
- Rated 4.8/5 across 162 verified Capterra reviews, with users specifically praising pricing accuracy and time saved
- Flexible billing — a flat per-listing rate (Pro Flat) or a percent-of-revenue rate (Pro Flex, 1% with a $2.99/month minimum) depending on portfolio size
Cons
- Pricing is the entire product — no guest messaging, phone/voice AI, review writing, or upsell engine anywhere in the platform
- Dynamic Sets (multi-strategy grouping) bills separately at $12.99 per set per month, stacking on top of your Pro Flex or Pro Flat plan
- Some Capterra reviewers report bugs and calibration issues ("Too many bugs. Pricing calibration is off.") and market data they consider inaccurate
- Multiple Capterra reviewers say per-listing cost adds up on larger portfolios ("the price is still too high when you have more than one listing"), and 50+ listings require a custom Enterprise quote
- We couldn't verify G2's reviews — the page returned a 403 error on every attempt — so independent-review coverage here relies on Capterra alone
Wheelhouse (usewheelhouse.com) is a dynamic pricing and revenue management platform built for short-term and mid-term rental operators, from single-listing hosts to large portfolio managers. Rather than trying to be an all-in-one property management system, Wheelhouse does one job — setting your nightly rate — using a market-data pricing engine, a free market-report tool, and integrations into whatever PMS or channel manager you already run to push the resulting prices live.
Pricing
Wheelhouse's pricing page starts with a genuinely free plan: create an account, link your listings, and view your market report with no credit card required. Turning on automated dynamic pricing means picking one of two paid plans — Pro Flex, billed at 1% of booking revenue with a $2.99/month minimum, or Pro Flat, a flat $19.99 per listing per month that drops to $16.99 per listing (15% off) once you're running 10–49 listings, with custom Enterprise pricing for 50+ listings via a sales call. On top of either plan, Dynamic Sets — a tool for grouping listings into separate pricing strategies — costs $12.99 per set per month, with no limit on how many sets you create. Wheelhouse states there's no setup fee and cancellations are refunded.
Who it's for
Wheelhouse fits hosts and property managers who want a dedicated pricing engine rather than a bundled, do-everything tool. Its homepage claims its recommendations pull from "21M listings" and "20B data points" analyzed nightly across Airbnb, Booking.com, Vrbo and TripAdvisor, and cites a company-reported 20.6% average revenue uplift for a standard user adopting the platform — a marketing figure we couldn't independently audit. The dynamic pricing page lists 14 customizable settings — seasonality, demand sensitivity, last-minute and far-future adjustments, minimum stays, occupancy pacing, and price floors/ceilings among them. You don't need a PMS to try the free market report, but getting Wheelhouse's rates onto your live listings means connecting one of the platforms on its integrations page — we counted more than 30 named partners there, including Guesty, Hostaway, Hospitable, OwnerRez, Smoobu, Uplisting, Escapia and Tokeet, with the homepage rounding that up to "40+ softwares." That makes Wheelhouse a poor fit if you're shopping for guest messaging, task management, or review automation — it does none of that — but a strong fit if pricing accuracy on a growing portfolio is the specific problem you're solving.
What we could verify
Capterra shows Wheelhouse at 4.8 out of 5 stars across 162 verified reviews, with reviewers praising the pricing algorithm's accuracy ("very accurate") and the time it saves ("leaves me with more time to do other things"), plus the flexibility to set rules per property. Complaints skew toward stability and cost: one reviewer wrote "Too many bugs. Pricing calibration is off," another said "I believe the price is still too high when you have more than one listing," and a third flagged the competitor/market data as "not as accurate as it could be." We tried to open Wheelhouse's G2 reviews page directly and it returned a 403 error every time, so we can't verify G2's rating or quotes firsthand and aren't citing them here. Wheelhouse's own testimonials page adds curated quotes about support response times and ease of use, though those are self-selected rather than independent.
How it compares to our top pick
Wheelhouse and BnBGenius aren't really competing for the same job. Wheelhouse is a specialized dynamic-pricing engine — it doesn't touch your guest inbox, doesn't answer the phone, and doesn't write reviews. BnBGenius covers the opposite side of the work: a flat-fee AI layer that handles the guest-facing load — an AI phone concierge, a task loop, AI-written review replies, and gap-night upsells — free for your first 500 messages and then $10 a month flat, with no PMS purchase required. If your rates are already dialed in and what's actually eating your time is guest messages, turnover coordination, and empty nights, BnBGenius is the more direct fix. If your rates are the weak link — flat or manually adjusted, with no market-data engine behind them — Wheelhouse's free plan is worth testing before committing to either paid tier, and nothing stops you running both once your PMS is connected.
