Uplisting Review
A reliable, now AirDNA-owned PMS with transparent tiered pricing — but the flat £72/month entry fee charges a single-listing host the same as someone running five.
Pros
- 14-day free trial with no credit card required, plus a free 1:1 onboarding call included even on the entry-level plan
- 0% commission on bookings across every tier — the fee is a flat rate or per-unit charge, not a cut of revenue
- Broad integration bench confirmed on Uplisting's own site: 50+ tools spanning dynamic pricing (PriceLabs, Beyond, Wheelhouse), smart locks (August, Schlage, Yale, Nuki), and guest screening (Truvi, Safely)
- AI-powered guest messaging and an Airbnb auto-responder built into the core product, alongside a unified inbox across Airbnb, Vrbo, and Booking.com
- Independently verified 4.7/5 rating across 129 Capterra reviews, with 4.6 for both ease of use and customer service
- Guest identity verification (4,000+ document types, 100+ countries) and eSign rental agreements available as add-ons rather than requiring a separate third-party tool
Cons
- The £72/month Independent Host tier is a flat fee for 1–5 properties — a single-listing host pays exactly what a 5-property host pays
- Client statements + owner portal (£8/listing/mo), security deposits (£4/listing/mo), and guest ID verification (£1.65/verification) are all separate paid add-ons on top of the base plan
- Now owned by AirDNA — acquisition announced January 2024, terms undisclosed — and folded into the "predictis" portfolio under Alpine Investors rather than operating as an independent company
- Capterra reviewers report real bugs — one co-founder cited "the sheer volume of bugs—from missed guest messages to broken checkout pages" and "frequent checkout blockages caused by promo codes"
- Support ticket centralization complaints ("requests can EASILY go unanswered") and a mobile app reviewers repeatedly describe as missing full desktop functionality
Uplisting is a property management system (PMS) and channel manager for short-term rental hosts, syncing calendars, prices, and guest messages across Airbnb, Vrbo, and Booking.com from a single dashboard. Uplisting is now owned by AirDNA, the short-term-rental data company, following an acquisition announced in January 2024 — AirDNA itself sits inside "predictis," a family of software businesses owned by Alpine Investors. Uplisting is built to scale from a single listing up to 40+ units, though its pricing only becomes efficient once a portfolio grows past a handful of properties.
Pricing
Per Uplisting's pricing page, three tiers are published, billed in GBP with a 10% discount for paying annually. Independent Host costs £72/month flat for 1–5 properties — the identical fee whether you list one property or five. Portfolio Manager, marked "Most Popular," drops to £16 per property/month for 6–40 properties (10 properties = £160/month; 25 properties = £400/month). Premier, for 41+ properties, requires a custom quote from sales. Every tier includes 0% commission on bookings, and a 14-day free trial is available with no credit card required, plus a free 1:1 onboarding call even on the entry-level plan.
Three add-ons sit outside the base price: a client statements + owner portal package at £8/listing/month, automated security deposit collection at £4/listing/month, and guest identity verification (4,000+ document types across 100+ countries) at £1.65 per verification. None of these are bundled into the £72 flat fee or the £16/unit rate.
Who it's for
The pricing structure signals the target customer directly: a single-listing host pays the full £72/month flat rate — the same as someone running five properties — so Uplisting gets meaningfully more cost-efficient as a portfolio approaches that 5-property ceiling and then crosses into the £16/unit Portfolio Manager band. It suits hosts and small-to-mid property managers who want one system handling channel sync, direct bookings, guest messaging, and payments instead of stitching together separate tools. Per Uplisting's integrations page, it also connects to 50+ third-party tools — dynamic pricing (PriceLabs, Beyond, Wheelhouse), smart locks (August, Schlage, Yale, Nuki), and guest screening (Truvi, Safely) — for operators who want specialist tools alongside the core PMS.
What we could verify
We opened Uplisting's Capterra listing directly and confirmed an overall rating of 4.7 out of 5 stars across 129 verified reviews, with 4.6 for both ease of use and customer service. One property manager reviewer wrote that Uplisting "genuinely simplified the way we run our properties," and a director credited the platform bluntly: "Without Uplisting, we wouldn't have made it." The same review set includes specific, real complaints:
"The sheer volume of bugs—from missed guest messages to broken checkout pages—interferes with daily operations."
— Ben S, co-founder, Capterra review of Uplisting
A separate reviewer, Brett L, flagged that support tickets "can EASILY go unanswered because they don't properly centralize their tickets," and multiple reviewers noted the mobile app doesn't carry full desktop functionality. We also tried Uplisting's G2 reviews page for a second independent read; it returned a 403 (blocked) for us at the time of writing, so we can't confirm a G2 rating here — Capterra is the one third-party review record we were able to verify directly.
We also confirmed the ownership change at the source: per AirDNA's press release, the acquisition was announced January 9, 2024, with financial terms undisclosed; Uplisting had processed roughly $400 million in bookings in 2023 prior to the deal.
How it compares to our top pick
Uplisting is a full PMS — you're paying for the booking calendar, channel sync, and payment infrastructure, with guest-messaging automation layered on top. BnBGenius takes a narrower approach: a flat $10/month AI layer (first 500 messages free) that adds an AI phone concierge, a task loop, review generation, and gap-night upsells on top of whatever PMS you already run — including Uplisting itself — with no per-property pricing and nothing to migrate into. If you need the underlying channel manager and booking calendar and your portfolio can absorb the £72 flat fee or £16/unit rate, Uplisting is a well-reviewed, transparently-priced option; if you already have a PMS and just want a guest-communication and upsell layer on top of it, that's the gap BnBGenius fills instead. See the full best Airbnb host software ranking for how both stack up against the rest of the field.
