Smoobu Review
A Berlin-built, HomeToGo-owned channel manager and booking-website builder that publishes real per-unit pricing down to a genuine 0%-booking-fee tier — but that price is a one-property floor, not a flat rate.
Pros
- Transparent, published pricing with a genuine 0%-booking-fee option — Professional Prepaid runs €31.50/month on an annual term versus Flex's €29/month-plus-0.9%-per-booking structure
- Full core feature set on every tier — website builder, channel manager, booking engine with Stripe/PayPal, guest CRM, guest guide, online check-in, and full API access — nothing major is gated behind the top plan except e-invoicing, priority support and a second staff login
- No setup fees, a 14-day free trial with no credit card required, and cancellation with just 30 days' notice
- Broad, named integration marketplace covering smart locks (Yale, Tedee, Nuki, RemoteLock), dynamic pricing (PriceLabs, Beyond Pricing, Wheelhouse), payments, cleaning ops (Tidy, Properly, Turno) and EU check-in compliance (Chekin)
- Independently verified satisfaction on Capterra — 4.5 out of 5 across 195 reviews, with 4.5 for ease of use and 4.4 for customer service, and hosts specifically praising support responsiveness
- Real corporate transparency — registered as Smoobu GmbH in Berlin with a public register number, VAT ID and named managing directors, not an anonymous storefront
Cons
- Per-unit and per-seat pricing means the €29-55/month headline is a one-property floor — each additional unit costs from €9.60/month and a second staff login costs from €12/month
- The cheaper Flex plan takes a 0.9% cut of every booking; avoiding that fee entirely means committing to the Prepaid plan's annual or two-year discount terms
- Owned by HomeToGo, a European vacation-rental metasearch and booking platform, since a 2021 acquisition — a potential conflict of interest for hosts who want a neutral party handling their channel data
- Recent Capterra reviews describe deteriorating support and sync bugs ("double bookings occur," one manager wrote), a sharper edge than the polished testimonials Smoobu features on its own site
- No phone or voice AI concierge and no guest-facing upsell engine (early check-in, late checkout, extra-night offers) — it's a booking/ops/comms tool, not a revenue layer
Smoobu is an all-in-one channel manager, property management system and booking-website builder built by Smoobu GmbH, a company registered in Berlin, Germany. HomeToGo, the European vacation-rental metasearch and booking platform, acquired Smoobu in 2021, and the product is now positioned as a way for individual hosts and small property managers to sync calendars across Airbnb, Booking.com, Expedia and other channels from one dashboard, add a direct-booking website, and automate guest messaging, without hiring a full-service property manager.
Pricing
Smoobu runs three self-serve tiers on its pricing page, each priced per unit (property), with the headline number covering a single unit. Professional Flex starts at €29/month ($33.15, £24.69) plus a 0.9% fee on every booking. Professional Prepaid — marked "Most Popular" on the page — starts at €35/month, discounted to €31.50/month on an annual term (10% off) or further on a two-year term (20% off), with the booking fee dropped to 0%. Teams Pro+ starts at €55/month (€49.50/month annual), also at 0% booking fee, and adds e-invoicing, two free months of the Dynamic Pricing add-on, prioritized support, and a second write-access account. All three tiers ship the same core toolset — website builder, channel manager, booking system with Stripe/PayPal, guest communications, guest CRM, guest guide, online check-in, full API access, and iOS/Android apps — so the entry tier isn't feature-stripped. Past the first unit, each additional property costs from €9.60/month, and each extra staff login costs from €12/month, so the advertised price is a one-property floor, not a portfolio rate. There are no setup fees, the 14-day free trial needs no credit card, and cancelling requires 30 days' notice.
Who it's for
Smoobu suits a host or small property manager — roughly one to fifteen units — who wants a single dashboard to stop hand-syncing Airbnb, Booking.com and Expedia calendars and would also like a basic direct-booking website bundled in, without adopting a heavier enterprise PMS. Its EUR-first pricing, Berlin registration, and integrations like Chekin (EU police and tourist-tax filing) point to a European-host center of gravity, though the site also prices in USD and GBP. It's a weaker fit once a portfolio grows past a handful of units or needs multiple staff logins, since both are billed as separate add-ons on top of the base plan, and there's no phone or voice AI in the product, so guest calls and upsell conversations still have to be handled manually or via a separate tool.
What we could verify
Smoobu's pricing, feature list and legal registration were all confirmed directly on smoobu.com — its imprint page names Smoobu GmbH's Berlin address, register court, VAT ID and both managing directors, more corporate transparency than most competitors publish. HomeToGo's 2021 acquisition of Smoobu is independently confirmed on Wikipedia's HomeToGo page; Smoobu's own blog describes the relationship only as a channel integration that pushes listing data to Google Vacation Finder through HomeToGo, without calling HomeToGo a parent company in that post. On Capterra, we independently pulled a 4.5-out-of-5 rating across 195 verified reviews, with sub-scores of 4.5 for ease of use and 4.4 for customer service — in line with quotes like property owner Ryohei I.'s: "Their email support team I find are VERY experienced, fast, helpful, patient, understanding and respectful." The same page also surfaces sharper recent complaints: manager Edgar M. wrote "Too many bugs. New errors - developers make changes on running systems. Double bookings occur," and director Martin M. described "ongoing technical issues and unreliable support" that made continuing hard to justify. We could not independently verify Smoobu's G2 or Trustpilot scores — both blocked our fetch with an HTTP 403 error — so treat any rating quoted for those platforms elsewhere as unconfirmed by us. Smoobu's own integrations page names over 20 partners (Yale, Tedee, Nuki, PriceLabs, Beyond Pricing, Stripe, Tidy, Properly, Turno, Chekin, and more) but states no running total, despite the homepage's "40+ integrations" claim; its channel manager page names Airbnb, Booking.com and Expedia specifically and otherwise refers only to "all major booking sites."
How it compares to our top pick
We rank BnBGenius above Smoobu for a solo or first-time host because the two solve different problems at very different prices. BnBGenius is free for your first 500 messages, then a flat $10/month regardless of how many listings or channels you run, and that fee covers an AI phone concierge, a task-automation loop, review generation and gap-night upsells, with no PMS purchase required. Smoobu is a genuinely full-featured PMS and channel manager with a real 0%-fee pricing path, but every extra unit and every extra teammate adds a separate line to the bill, and nothing in the product answers the phone or pitches a guest on an extra night. A host with one or two units who mainly wants calendar sync and a basic booking website, and doesn't mind EUR-first, per-unit pricing, will find Smoobu's Professional Prepaid tier a fair, transparent deal. A host who wants guest communication and upsell revenue automated without buying a PMS at all is better served starting with BnBGenius — and the two aren't mutually exclusive, since Smoobu's API and channel data are exactly the kind of foundation an AI layer can sit on top of.
