Chris Wheeler founded the company in 2018 as a 30A-only boutique operator called Scenic Stays 30A; within a few years it expanded into Destin and built out a leadership bench with real, checkable industry credentials rather than remaining a single-owner-operator shop. It now positions itself as a full-service alternative to both smaller local independents and the venture-backed national brands managing the same Emerald Coast inventory.

How it works for owners

Scenic Stays' owner-facing pages describe a standard full-service bundle: complimentary professional photography, keyless smart locks, houseware inventory management, direct marketing through email, PPC, retargeting, SEO and social, listing distribution across VRBO and other channels alongside its own site, local and state tax registration, accounting services, and what it calls a “user-friendly owner portal” for revenue and booking data. Its dedicated owner-acquisition site, join.myscenicstays.com, publishes real contract terms even though it won't publish a fee: “No Start-Up Fees,” “No Long-Term Contracts,” and a promise that “We do not charge for basic maintenance, inspections, or our damage waiver program.” The company also says it charges owners no credit-card fees on bookings and that “nearly 60% comes direct” — bookings through its own channels and repeat guests rather than fee-charging OTAs. On-the-ground presence includes a 24-hour front desk specifically at SunDestin Beach Resort, per its About page, plus a broader “24/7 local support” claim on the owner-acquisition site.

What it won't tell you upfront is the number that matters most: the management fee itself. The property-management page states only that “Our competitive management fees are based on your property. This partnership is designed only to make money as you make money,” and routes owners to a free income-estimate calculator instead of a rate card or percentage.

What we could verify

Scenic Stays' leadership team is more documented than most single-market independents we've reviewed. President Ron Whitfield has managed vacation rentals since 1995, holds a Florida and Alabama real estate broker's license (since 2005) and a Community Association Management license, and previously served as Executive General Manager at ResortQuest by Wyndham; he's also the qualifying broker for an affiliated firm, Scenic Stays Real Estate. CFO Anne Bollinger is a CPA and CAM who formerly ran her own accounting firm serving an estimated 75 community associations. Director of Operations Shane Browning spent over two decades in the industry, including a stint as Senior General Manager at Vacasa overseeing roughly 900 properties, before joining Scenic Stays in 2022. The company states it employs “over 50 (and counting)” hospitality staff, per its Meet the Team page.

Two figures on the company's own site don't match. The About page claims “well over 175 years combined vacation rental experience” among its leaders, while the separate Meet the Team page states “Over 200 years of combined property management experience” for what appears to be the same leadership group — an internal inconsistency we couldn't reconcile from the site itself. The property-management page also makes unqualified superlative claims with no citation or third-party award behind them: it calls Scenic Stays “the leading local vacation rental management company in Northwest Florida” in one paragraph and “the #1 vacation rental property management company” across its five markets in another.

The company's own contact page and owner-acquisition site list only a mailing address — PO Box 5383, Destin, FL 32540 — with no street address published anywhere we could find on the site. Better Business Bureau records fill part of that gap but also reveal a fragmented corporate picture: a BBB profile for “Scenic Stays, LLC” in Destin (business started October 2017, rated C+, not accredited, with a street address of 1040 Highway 98 E, Destin, FL 32541, and one complaint the company did not respond to per BBB) sits alongside a separate BBB profile for “Scenic Stays 30A” in Santa Rosa Beach (file opened May 2019, rated A+ but also not accredited, carrying its own complaints about multi-day response times on serious property issues and a separate caution about a real-estate agent affiliated with the company). Nothing on Scenic Stays' own site explains how the two BBB-registered entities relate to the single brand it markets. We also attempted to check Yelp and Trustpilot directly; both blocked automated access with HTTP 403 errors, so we could not independently verify review volume or rating on either platform — leaving the company's self-reported “4.8-star rating (out of 5) during our busiest time of the year” (its own, seasonally-framed figure) unconfirmed against third-party data.

Scenic Stays' strongest case is depth: a named, credentialed leadership team, a five-market footprint across the Emerald Coast, and specific owner-friendly terms — no start-up fees, no long-term contract, no charge for basic maintenance or inspections — that plenty of local competitors don't put in writing. But it stops short of the one number every owner actually wants before a sales call, and its own marketing claims a market-leading position it doesn't back up with any outside source. Before signing, get the actual fee percentage in writing, since it isn't on the website; ask directly how the Destin LLC and the Scenic Stays 30A entity relate given their different BBB records; and don't take the site's “leading” or “#1” language at face value — we found no independent source backing either claim.
