Properly Review

Properly turns every cleaning turnover into a photo-verified checklist, so a host can catch a missed task — or document a damage claim — before the next guest ever checks in.

Verdict
A mature, well-reviewed turnover quality-control tool with real photo verification and optional human inspections, but PMS API access is Pro-only and Capterra reviewers say it strains once a portfolio gets large.

Pros

  • Photo-verified checklists in 8 languages — cleaners can't mark a task complete without uploading photo proof; unlimited photo uploads and checklists on every paid tier
  • Real-Time Inspection add-on ($5/turnover) brings in a human reviewer with 5+ years' experience, assisted by AI, to flag issues before the guest arrives
  • Autoscheduler syncs turnovers to the booking calendar automatically — Airbnb + iCal on Standard, direct API sync with 10+ PMS platforms (Guesty, Hostaway, etc.) on Pro
  • 4.7/5 rating across 45 Capterra reviews, with hosts specifically crediting the before/after photo record for winning insurance and damage claims
  • 30-day free trial, no credit card required, cancel anytime
  • Optional CoHosting service (from $99/property/month, or 10% revenue share) adds 24/7 guest support and dynamic pricing for owners who want a hands-off tier

Cons

  • Direct PMS API integration (Guesty, Hostaway, etc.) is locked to the $14.99/mo Pro tier — Standard only syncs via Airbnb + iCal
  • Real-Time Inspection is billed per turnover ($5 each) rather than included, so cost rises with booking volume instead of staying flat
  • A Capterra reviewer managing roughly 120 properties said the product "did not grow with us," citing task-allocation and cleaner-recruitment limits at scale
  • Can't process cleaner payments directly on the platform, per Capterra reviews
  • G2 and Trustpilot both blocked our review-page requests with an HTTP 403, so we could only independently verify ratings through Capterra

Properly (getproperly.com) is a turnover-operations platform built around one idea: a cleaner shouldn't be able to mark a job "done" without proving it with a photo. Founded in 2014, the company says it has processed more than 4.5M turnovers for over 10,000 hosts and property managers across 45+ countries, and its own homepage cites an "80% fewer turnover errors" result after adoption — a company claim we couldn't independently audit. The platform bundles a step-by-step, photo-verified checklist builder (available in 8 languages) with a booking-calendar autoscheduler, a vetted cleaner marketplace, and an optional human-plus-AI inspection service. It's squarely a back-of-house tool — Properly never messages your guests — aimed at the cleaning and quality-control side of running a short-term rental.

Pricing

Properly's self-serve SaaS runs two published tiers on its pricing page: Standard at $12.99/property/month and Pro at $14.99/property/month, with the site stating the per-property rate drops toward roughly $5 as a portfolio scales up. Both tiers include unlimited photo uploads, unlimited checklists, free checklist templates, the autoscheduler, the service-provider marketplace, reports/dashboards, and iOS/Android apps; Standard syncs only via Airbnb + iCal, while Pro adds direct API integration with more than 10 PMS platforms, including Guesty and Hostaway. On top of either tier, the Real-Time Inspection service — a human reviewer with 5+ years' experience, assisted by AI — costs $5 per turnover rather than a flat monthly add-on, so the bill scales with how often a property turns over, not a fixed fee. For managers who want the work done rather than just tracked, Properly also sells a CoHosting service "from $99/property/month," or a 10%-of-revenue option for individual owners who want a fully hands-off arrangement. Every self-serve plan includes a 30-day free trial, no credit card required, and the site states you can cancel anytime.

Who it's for

Properly fits a host or small property manager who already runs — or wants to run — their own cleaning team and needs proof, not just a checkbox, that every turnover task actually happened, plus a photo paper trail for damage or insurance claims. The Real-Time Inspection add-on and CoHosting tier extend that further for owners who want a human set of eyes on a property before a guest walks in. It's a weaker fit for hosts who want PMS-level integrations without paying the extra $2/property/month for Pro, and for larger operators: Capterra reviews below describe the product straining once a portfolio reaches roughly 100+ properties.

What we could verify

The homepage and pricing page were consistent and specific — the $12.99/$14.99 tier split, the Pro-only API gate, and the $5-per-inspection fee all matched between pages, and none of it sits behind a demo or "contact sales" wall. Independent review data was mixed to access: Properly's Capterra listing loaded directly for us and shows a 4.7-star rating from 45 reviews. Reviewers there credit the before/after photo record with saving "THOUSANDS of dollars on insurance claims" and praise responsive account managers, but a manager running roughly 120 properties wrote that the product "did not grow with us" — citing task-allocation, cleaner-recruitment, and communication limits at scale — and another reviewer said support "evaporated" after switching from annual to monthly billing; reviews there also note Properly can't process cleaner payments directly on the platform. We could not independently confirm a G2 or Trustpilot rating: both G2 and Trustpilot blocked our request with an HTTP 403, so those numbers remain unverified on our end.

How it compares to our top pick

Properly and BnBGenius barely overlap. Properly is entirely back-of-house — it verifies a cleaner actually did the job, then hands the property back to you — and never sends a guest a message. BnBGenius is the opposite: a flat $10/month AI phone concierge, task-automation loop, review generation, and gap-night/upsell engine (free for your first 500 messages) that never touches a cleaning checklist and needs no PMS. A host could reasonably run both at once — Properly to confirm the unit is actually ready, BnBGenius to handle everything the guest experiences and pays for around that turnover. If photo-verified cleaning QA specifically is the gap in your stack, Properly's 30-day trial is a low-risk way to test it.
