PriceLabs applies a sliding-scale discount to the per-listing rate from your second listing onward, but doesn't publish the exact tiers or breakpoints — you have to plug your listing count into their on-site calculator to see a number. The base plan includes 150+ PMS/channel-manager integrations, portfolio analytics, unlimited team seats and support; an extra daily calendar sync or API access each cost $1/listing/month on top. There's a 30-day free trial with no credit card required, and you can pause or delete your account at any time. PriceLabs is built for anyone responsible for setting nightly rates on a short-term rental: solo hosts, property managers running dozens or hundreds of units, hotels and aparthotels, mid-term rental operators, even RV parks and campgrounds. You don't need a PMS to use it — PriceLabs connects directly to Airbnb, Vrbo and Booking.com — but it's also built to slot into whatever you already run, with integrations into 160+ PMS and channel-manager platforms. It's a poor fit for a host looking for one tool to cover pricing and guest communication together: everything PriceLabs sells — Dynamic Pricing, Market Dashboards, Revenue Estimator Pro, Listing Optimizer — is about rate-setting and portfolio analytics, with nothing for messaging, tasks or upsells.

The feature list, integration counts and pricing structure above all come directly from PriceLabs' own homepage, pricing and integrations pages. On independent reviews, Capterra shows PriceLabs at 4.9/5 across 250 verified reviews, with hosts repeatedly crediting responsive support and real revenue gains, and recurring complaints about a genuine learning curve and a dated, occasionally slow interface on large portfolios. We also tried to open PriceLabs' G2 review page to cross-check independently, but G2 returned an HTTP 403 block on our request, so we could not verify PriceLabs' G2 rating for this review — the Capterra figures above are the independently verified data point we have. How it compares to our top pick

PriceLabs and BnBGenius aren't really in the same category, and it's more useful to say that plainly than to force a comparison. PriceLabs is a specialized dynamic-pricing engine — its entire job is deciding what to charge for a night, and it does that about as well as anyone in the space. BnBGenius is a no-PMS AI operations layer: phone concierge, a task loop, review writing and gap-night or late-checkout upsells, for a flat $10/month after the first 500 messages are free. Neither replaces the other — PriceLabs won't answer a guest's 11pm question, and BnBGenius doesn't set your nightly rate.
