BearBnB Review
A Kansas City short-term-rental brand built on an established local property manager, undercut by a homepage that calls itself "highest rated" while its own reviews page, its BBB review count, and its owner-onboarding link all come up empty.
Pros
- BBB-accredited since March 20, 2022, with an A+ rating and zero complaints on file at bbb.org — a clean regulatory record confirmed independently, not just self-reported
- Backed by an established parent company, Brown Bear KC, which BBB lists as operating since January 1, 2017 (about nine years) under owner Tyler Shirk
- Genuine vertical integration — turnovers run through an affiliated cleaning brand (Broom and Bear) and maintenance through the Brown Bear team, both under the same ownership as BearBnB, rather than outsourced to unrelated vendors
- Live listings and guest booking run on Guesty, an established third-party vacation-rental platform, rather than a bespoke or unproven booking system
- An actively maintained blog — ten posts found running on a roughly twice-monthly cadence from August through December 2025, covering real STR-operations topics rather than a stale or abandoned content section
- Genuine footprint on both sides of the Kansas City metro line, with five named markets: Kansas City, Overland Park, Independence, Lenexa, and Shawnee
Cons
- No management fee — percentage, flat rate, or otherwise — published anywhere on bearbnbkc.com or brownbearkc.com; owners can't compare cost against another manager without calling first
- The homepage's own "Owners" link (brownbearkc.com/bear-bnb) — the page meant to explain onboarding and pricing — returned a 404 on every attempt during this review, as did the "Broom and Bear" in-house-cleaning link (brownbearkc.com/broom-and-bear)
- The site's own /reviews/ page shows no reviews, ratings, or testimonials at all — just a property-search widget — and BBB confirms zero customer reviews on file, so the homepage's "highest rated" claim is unverifiable on every channel we checked
- No phone number, email, or street address appears anywhere on bearbnbkc.com itself, including its own Contact Us page, which is a blank form; the one phone number we found, (816) 465-1252, comes from the parent site and BBB, not BearBnB directly
- No stated contract length, cancellation terms, or per-market portfolio breakdown — the homepage's "100+ homes" figure isn't broken down by city, so there's no way to see how much active inventory sits in any one of the five listed markets
BearBnB is the short-term-rental management brand of Brown Bear KC, a Kansas City-area property management and real estate company. It offers full-service Airbnb and vacation-rental management across five KC-metro cities — Kansas City, Overland Park, Independence, Lenexa, and Shawnee, spanning both sides of the Kansas–Missouri state line — and its homepage claims "over 100 available homes" under management. The site also calls itself "Kansas City's highest rated short term rental management company," a claim that, as covered below, doesn't hold up against any review channel we could actually check.
How it works for owners
BearBnB's own homepage lists a standard full-service package: 24/7 guest support, digital lock/contactless check-in, property staging, and complete home turnover between bookings. Turnover and maintenance run in-house rather than through unaffiliated vendors — cleanings go through a sister brand called Broom and Bear, and on-call maintenance runs through the Brown Bear team, both under the same ownership as BearBnB itself. Live listings and guest search run on Guesty, an established third-party vacation-rental booking platform hosted at bearbnb.guestybookings.com, rather than a custom or unproven system. The company also runs an active blog: we found ten posts published on a roughly twice-monthly cadence between August and December 2025, covering topics like dynamic pricing and seasonal turnover prep — a steadier content operation than most single-market competitors in this category keep up.
What's missing from that same site is anything about cost. There is no pricing page, no fee percentage, and no flat-rate figure anywhere on bearbnbkc.com. The homepage's own "Owners" navigation link — the one item that should route a prospective client to onboarding or pricing information — points to https://brownbearkc.com/bear-bnb. On every attempt during this review, that page returned a 404.
What we could verify
BearBnB is a real, active business with a legitimate third-party record. Its BBB profile (listed as "Bear Bnb," Shawnee Mission, KS) shows accreditation since March 20, 2022, an A+ rating, a business start date of January 1, 2017, and zero complaints on file. BBB names Tyler Shirk as owner and Rose Gleaston as executive assistant. Shirk is also named as the owner of parent company Brown Bear KC on its own About Us page, which describes "over a decade of experience in property management and real estate investment" without giving an exact founding date of its own. The phone number on file with BBB, (816) 465-1252, matches the number published on brownbearkc.com — but that number doesn't appear anywhere on bearbnbkc.com itself, whose own Contact Us page is a blank form with no phone, email, or address shown.
On reviews specifically: BearBnB's own /reviews/ page displays no reviews, ratings, or testimonials of any kind — it's a property-search widget carrying the "Reviews" label, not a testimonials page. BBB's customer-review tab confirms zero reviews on file, inviting visitors to "be the first one to share your experience." Yelp's listing for the Brown Bear KC business returned an HTTP 403 and blocked automated access, and BearBnB's Facebook page didn't return usable rating or review data through direct access either. We could not find a single independently checkable star rating or review count for this company anywhere — which makes the homepage's "highest rated" claim unverifiable and, on the evidence available, contradicted by BBB's own zero-review tally. Separately, the "Broom and Bear" link on BearBnB's own homepage, meant to showcase its in-house cleaning brand, also points to a URL — https://brownbearkc.com/broom-and-bear — that returned a 404.
How it compares to our top pick
BearBnB's in-house cleaning and maintenance model is a real structural advantage on paper, but an owner evaluating it today gets no published fee, no working page to learn onboarding terms, and no visible review or rating on any channel to weigh against a competitor. One Fine BnB publishes clear terms up front instead of routing owners to a broken link. See how BearBnB compares to the rest of the field in our best Airbnb management companies ranking.
Bottom line
BearBnB is backed by a real, nine-year-old, BBB-accredited Kansas City operator with a clean complaint record and genuine in-house cleaning and maintenance capacity — but its own site won't tell you what it costs, its owner-onboarding link 404s, and neither its own reviews page nor BBB nor Yelp turns up a single verifiable review. Get a fee quote and ask directly about contract length before you sign, and don't take the "highest rated" claim at face value.
