AirROI Review

A free Airbnb market-research dashboard paired with a transparently priced, pay-per-call data API — pitched as the open-book alternative to AirDNA.

Verdict
AirROI backs genuinely free market-research tools and one of the few honestly priced data APIs in this category, with large claimed coverage (20M+ properties, 190+ countries), but it's a research tool rather than an operations platform, and it currently has zero visible reviews on Capterra, GetApp or G2 to check those claims against.

Pros

  • Market Atlas, Analytical Insights, the Revenue Calculator and the Dynamic Pricing dashboard are free to use with no paywall — real market research and comp tools that AirDNA charges for
  • The Enterprise API publishes exact per-call pricing instead of gating it behind a sales call — a flat $0.01 for market lookups up to $1.00 for batch listing pulls, with a $10 minimum deposit, no contract and no monthly minimum
  • Self-serve API access: an x-api-key key issued in under a minute, 22 REST endpoints across listings, markets and revenue calculations, with code samples in Python, JavaScript, PHP, Java and C++
  • Listings data goes deep on time: up to 60 months of historical performance per property and forward rates up to 365 days out, refreshed daily
  • Large claimed scale — 20M+ properties across 190+ countries and 100,000+ searchable markets — plus a separate Data Portal selling bulk CSV/JSON/Parquet downloads across a stated 783 markets

Cons

  • The API itself has no free tier or trial credits — only the web dashboard is free; using the API requires a real $10 minimum credit deposit before the first call
  • The "Dynamic Pricing API" endpoint is listed as "Coming Soon" on the API page, so programmatic dynamic pricing isn't available yet, only the web-based dashboard version
  • Zero independent validation: AirROI's Capterra listing shows 0.0 stars from 0 reviews and its GetApp listing shows 0 reviews in every category; its G2 review page returned a 403 in our check and a site-restricted search surfaced no visible reviews there either
  • The About page doesn't disclose a founding date, headcount, location or funding, so there's no independent way to gauge how established or well-resourced the company is
  • The steepest API discount — 50% off under the "Preferred Partner" tier — requires high call volume and a backlink to AirROI's website, an unusual non-cash condition attached to a pricing tier

AirROI (airroi.com, AirROI LLC) is a short-term rental market-data and analytics platform built around two products: a free web dashboard — Market Atlas, Analytical Insights, a Revenue Calculator and a Dynamic Pricing tool — and a pay-as-you-go Enterprise API that sells the same underlying data, and more, by the call. It isn't a booking system, a messaging tool or a property-management platform; it's a data layer for researching markets, pricing listings, and pulling STR data into other software.

Pricing

AirROI's web dashboard — Market Atlas, Analytical Insights, the Revenue Calculator and the Dynamic Pricing tool — is free with no account paywall, per the homepage. The paid side is the Enterprise API, which publishes real per-call rates instead of gating them behind a sales call: a flat $0.01 for market lookup and search calls, $0.05–$0.10 for most listings and market-metrics endpoints, $0.10–$0.20 for revenue estimates and forward-pacing, $0.25–$0.50 for polygon/radius/market searches, and $0.50–$1.00 for batch listing pulls (up to 25 properties per call). Access runs on a minimum $10 credit deposit via Stripe (card, debit or ACH), with no monthly minimum and no contract — but also, per the pricing page, no free trial credits, so the first API call costs real money. A "Preferred Partner" tier cuts every rate 50%, but qualifying requires substantial call volume, a strong online presence, and a backlink to AirROI's site. Separately, the Data Portal sells bulk CSV/JSON/Parquet downloads across a stated 783 markets, priced by data volume and coverage on request, with an unquantified academic discount mentioned.

Who it's for

AirROI fits people who need Airbnb market data rather than day-to-day hosting software: a host or investor sizing up a purchase with the free Revenue Calculator, an analyst or superhost benchmarking a listing against comparables in Market Atlas, or a developer — PMS vendor, PropTech platform, real-estate fund, or researcher — pulling data at scale through the 22-endpoint Enterprise API. It's not for hosts looking for guest messaging, cleaning coordination or booking management; nothing on the site points in that direction.

What we could verify

AirROI's claimed scale — 20M+ properties, 190+ countries, 15+ years of historical data, 100,000+ searchable markets, 22 REST endpoints and a claimed "95%+ revenue prediction accuracy" — is stated consistently across its homepage and API page, but we have no independent way to audit those figures. Its own comparison page claims roughly 2x AirDNA's property count and pegs AirDNA's enterprise pricing at "$50K+/year" against its own $0.01-per-call model — a self-published comparison we can't verify from AirDNA's side. The homepage's "Trusted by Industry Leaders" logo strip (AOL, LA Times, Yale University and others) and named testimonials like "Angie S, Superhost" are on-site marketing content, not audited case studies. We checked third-party review platforms directly: AirROI's Capterra listing shows 0.0 stars from 0 reviews, and its GetApp listing shows 0 reviews across every category (value, ease of use, features, support). Its G2 review page exists but returned a 403 when we tried to open it directly, and a site-restricted search turned up no visible review content there either — so across the three platforms we checked, there's no independent user rating for AirROI at all. Its About page also doesn't disclose a founding date, headcount, location or funding, so we can't independently gauge how long the company has operated or how well-resourced it is.

How it compares to our top pick

AirROI and BnBGenius aren't competing for the same job. AirROI is a market-research and data tool that helps you decide where to buy, what to charge, and how a listing stacks up against comparables, backed by free dashboards and a $0.01-per-call API. BnBGenius runs the guest side of a stay you already have — an AI phone concierge, a task loop, review writing and gap-night upsells — for a flat $10/month after the first 500 messages free, with no PMS required. A host could reasonably use both: AirROI to size up and price a market, BnBGenius to run the day-to-day once a guest actually books. See the full field in our best Airbnb host software ranking.
